Consultation

BLJ Building, new home builder’s in the Bendigo region, place a great deal of importance in building forever homes from the spark of the idea to the final result we are with you for every nail in the stud. Part of this process involves discussing budget, design plans, your intended building site and time frames. This is also the perfect opportunity for you to ask any questions you may have and share your ideas.

Preliminary proposal

BLJ Building will provide you with a first draft proposal using the provided information. BLJ Building includes our standard of quality inclusions, where no specifications have been made.

Final proposal

To confirm your construction slot and your commencement date we will require a holding deposit.

You will then have a meeting with BLJ Building’s consulting designer to assist with selections and guide you through the design and selections process for your forever home, including plumbing fixtures and cabinetry. Having these selections provides an accurate final price for your forever home and have all of your selected inclusions.

Once any alterations or specifications are finalised and all the required documents have been received, BLJ Building can provide your final detailed and custom proposal. Documents required will include:

  • Final construction plans
  • Soil report
  • Engineering
  • Energy rating
  • Bushfire attack levels report
  • Finance

Finalising the contract

Once the details of your forever home build have been confirmed we prepare the contracts and specification list. You will be sent a draft copy to read before signing, as well as your pre commencement client agreement.

Once finalised, a meeting will be arranged with Brendan to go through and sign the documents.

You will then receive your deposit invoice.

Applying for permits

BLJ Building will apply for your permits and liaise with our building surveyor for any additional requirements to issue the building permit.

Construction

Once the building permit has been issued, the construction of your new home, home extension or renovation can begin. The construction will be completed in stages; Base, Frame, Lock Up, Fixing and Completion. At the completion of each stage, as detailed in the contracts an invoice will be issued.

You will meet Brendan and one of our leading hands, Laine or Domenic at your commencement meeting. Site meetings with your leading hand and Brendan can be organised to occur weekly or at each stage completion or as required. You will also be able to communicate directly with the electrician and cabinet maker, and all applicable trades to ensure your build meets all your requirements.

Variations

If there are any changes to the contract or specifications throughout the build we will discuss the variation with you, and get you to sign a variation notice, detailing any extra credits or costs. These circumstances can occur from change of mind, client selections, or an unforeseen changes.

Handover

Once all works are complete, Brendan will perform a final walk through your new forever home with you, and then apply for your Occupancy Permit. You will receive your Completion Stage invoice, and once payment has been made, you will be able to move into your new forever home.

Three-month inspection

We can be contacted for any maintenance issues for three months, after the completion of the build, and will complete a walk though at three months, to discuss any maintenance issues and help to fix these for you. BLJ Building warranty any structural defects for seven years after the completion of the build.
